My Bachelor of Science in Business Administration university degree with a concentration in marketing, along with the experience of building an INC. 500 Company by age 29, and receiving a Young Entrepreneur Of The Year Award have provided me with a unique business background and skill set from which I apply my business expertise and proven marketing principles on behalf of all my real estate clients.
My approach to real estate marketing has always been to create a strategic selling process for each particular property that best meets my client’s objectives. For any given property, my marketing includes a combination of traditional elements seen below, along with other proprietary marketing tools I keep confidential.
The last dozen years as a top performing Kauai Realtor attests to the success and soundness of my approach. In fact, according to Hawaii Information Service (Kauai’s MLS) and Hawaii Business Magazine, I’ve closed more home and condo transactions than any other Realtor on Kauai since 2005.
Marketing efforts on any given property are carefully crafted, monitored, reviewed, and adjusted over time based on market activity.
Since the customary For Sale yard sign accounts for almost 10% of all residential real estate transactions annually, I make certain all my signage, including Open House signs are well designed, easily read, impeccably maintained, and properly positioned on appropriate properties in accordance with community regulations, and with prior client approval.
Single and multi-page eye-catching, glossy, full-color flyers are important tools used to market your property, I make sure my flyers make an overall greater impact than the more commonly found “money-saving”, blank back-sided pieces.
I maintain a professional world-class online portal which is consumer friendly and easy to navigate for people in the market to buy real estate in a highly desirable tropical American destination. I go to great lengths to provide consumers the timely and accurate information they need when doing their home buying research.
Each of my listed properties provide a link to it’s own virtual tour – combined site views exceed 20,000 per month, and total tour views are due to exceed 3 million views sometime in early 2018. That’s a lot of eyeballs looking at my listings!
Your listing will appear on remax.com, and I receive custom alerts via remax.com from people interested and requesting more information from their online remax.com visit. More home shoppers shop on remax.com than any other national real estate franchise website. Data from full-year 2016 indicate 77 million visits! Web-based Marketing, Search Engine Optimization, Listing Syndication & Aggregation Sites
I position technology as the cornerstone of marketing your property. A 2014 National Association of Realtors study found that over 92% of all home buyers started their search on the internet. The same study found that detailed property information and photographs were the two most useful website features, both of which were used by nearly all online searchers. I employ a full-time marketing director and a full-time marketing assistant who make certain that all my listings get syndicated globally and can be accessed from of sites such as realtor.com (National Association of Realtors), Hawaiian Information Systems (Kauai’s Multiple Listing Service & alohaliving.com), Google, AOL, MSN, zillow.com, Yahoo, craigslist.com, homes.com, trulia.com and literally hundreds of other additional sites, depending on what is property appropriate.
I employ 2 full-time people in my marketing dept. who maintain proprietary mailing lists and manage all my direct marketing efforts. Their attention to quality and consistency ensures whatever information is mailed out and shared with consumers is accurate, informative and tastefully executed.
On-island Property Promotion
To promote new property listings, I host a Brokers Open and Realtor Caravan for previewing and exposure to cooperating sales associates from other realty offices. And if appropriate, I also hold open houses for the public at the property.
My marketing director purchases and manages all online advertising. These ads include banner, text link, directory, sponsored and affiliate online advertising to target specific, high traffic sites using click & capture technology.
Depending on what is property appropriate, my listings are published in a variety of print media, including trade and consumer publications.
I have advertised in a variety of local display media, for reinforcement and personal branding purposes, driving prospective buyer traffic to your listing via my personal website.
Worldwide Affiliations & Referrals
I’m affiliated with a number of relocation and corporate management departments which coordinate relocation services for individuals and companies, and broker-to-broker referrals in the USA and abroad. RE/MAX also provides me with one of the largest agent networks for direct referrals (over 113,000 agents, nearly 7,500 offices, in over 100 countries). Real Estate Offices
For over the last ten years, our highly visible (yellow!) Kalaheo office building on Kauai’s main highway has served as a magnet for prospective buyers. In fact, almost everyone who visits Waimea Canyon drives by – twice! In 2015, we added a second office in Poipu Beach, located within the historic Kiahuna Plantation Resort.
