My BSBA (Bachelor of Science in Business Administration) university degree with a Concentration in Marketing, along with the experience of growing a startup business into an INC. 500 Company and receiving a Young Entrepreneur Of The Year Award by age 29 have provided me with a unique business background and skill set from which I apply my business expertise and proven marketing principles on behalf of all my real estate clients.
My approach to real estate marketing has always been to create a strategic selling process for each particular property that best meets my client’s objectives. For any given property, my marketing includes a combination of traditional channels seen below, along with other proprietary marketing tools (not shown below – I keep them confidential).
Over a dozen years as a top performing Kauai Realtor attests to the success and soundness of my approach. On average, I close more than one transaction per week. In fact, according to Hawaii Information Service (Kauai’s Multiple Listing Service) and Hawaii Business Magazine, I’ve sold more home and condo transactions than any other Realtor on Kauai since 2005.
I represent some of the most beautiful properties on Kauai, so my marketing efforts for each listing is carefully crafted, monitored, reviewed, and adjusted over time based on market activity.
Since the customary For Sale yard sign accounts for almost 10% of all residential real estate transactions annually, I make certain all my signage, including Open House signs are well designed, easily read, impeccably maintained, and properly positioned on appropriate properties in accordance with community regulations, and with prior client approval.
My property flyers communicate important information about your property and motivate potential customers to action. They engage and persuade. Either two sided or multi-page, my full-color flyers are another important eye-catching tool I use to market and generate interest in your property.
My website is consumer friendly and easy to navigate for people in the market to buy real estate in a highly desirable tropical American destination. Your property appears with photos, text and a link to a virtual tour. I go to great lengths to provide consumers the timely and accurate information they need when doing their home buying research.
Every property I list provides a link to it’s own virtual tour. Running tour hits for each property are easily viewed via tour inventory. Total tour views recently surpassed 3.6 million – that’s a lot of eyeballs taking my virtual tours!
Your listing will also appear on remax.com, and I receive custom alerts via remax.com from people interested and requesting more information from their online remax.com visit. Web-based Marketing, Search Engine Optimization, Listing Syndication & Aggregation Sites
I position technology as the cornerstone of marketing your property. A 2014 National Association of Realtors study found that over 92% of all home buyers started their search on the internet. The same study found that detailed property information and photographs were the two most useful website features, both of which were used by nearly all online searchers. I employ a full-time marketing director and a full-time marketing assistant who make certain that all my listings get syndicated globally and can be accessed from of sites such as realtor.com (National Association of Realtors), Hawaiian Information Systems (Kauai’s Multiple Listing Service & alohaliving.com), Google, AOL, MSN, zillow.com, Yahoo, craigslist.com, homes.com, trulia.com and literally hundreds of other additional sites, depending on what is property appropriate.
I employ 2 full-time people; a director of marketing and a marketing coordinator in my marketing dept. who maintain proprietary mailing lists and manage all my direct marketing efforts. Their attention to quality and consistency ensures whatever information is mailed out and shared with consumers is accurate, informative and tastefully executed.
On-island Property Promotion
To promote new property listings, I host a Brokers Open and a Realtors Caravan for previewing and exposure to cooperating sales associates from other realty offices. And if appropriate, I also hold open houses for the public at the property.
My marketing director purchases and manages all online advertising. These ads include banner, text link, directory, sponsored and affiliate online advertising to target specific, high traffic sites using click & capture technology.
Depending on what is property appropriate, my listings are published in a variety of print media, including trade and consumer publications.
I have advertised in a variety of local display media, for reinforcement and personal branding purposes, driving prospective buyer traffic to your listing via property tours and my personal website.
Worldwide Affiliations & Referrals
I’m affiliated with a number of relocation and corporate management departments which coordinate relocation services for individuals and companies, and broker-to-broker referrals in the USA and abroad. RE/MAX also provides me with one of the largest agent networks for direct referrals (124,000+ agents, 8,200+ offices, in 110+ countries). My marketing director generates and distributes professionally written, and approved, press releases on appropriate properties.
Typically running 28 or more pages, these full-color, stapled booklets are a portfolio of properties designed to offer a comprehensive introduction to all my current listings. This is another effective marketing tool to assist buyers in finding the right property and to highlight each seller’s property. Updated as needed and printed on-demand, these booklets are published in-house and make an informative take-away piece for buyers to spend time with and browse through. It’s an easy way for them to view a snapshot of recent market activity at all price points located throughout the island; including what just listed, pending sales and recent solds, along with a market report and recent statistics.
Real Estate Offices
Our Kalaheo office on Kauai’s main highway has conveniently served clients since 2007. In 2015, we added a Poipu Beach office located within historic Kiahuna Plantation Resort. (See Our Kauai Offices page).
